What is the usual price for renting rustic farms?

According to the Ministry of Agriculture, the average price of rural land for rent in Spain was 163.3 euros per hectare in 2022 (latest data available as of November 2024).



However, differences existed depending on the cultivation system (dryland or irrigated). Irrigated land cost 564.8 euros per hectare, while dryland land was priced at 117.6 euros per hectare.



Furthermore, variations were observed based on the crop, with irrigated herbaceous crops being the most expensive (564.8 euros per hectare) and dryland herbaceous crops being the cheapest (127.4 euros per hectare).



This average value recorded in 2022 was lower than the European Union's average, which was set at 199 euros per hectare.



What advantages does renting a rustic farm offer compared to purchasing?

The leasing of rural properties offers various advantages over acquisition.



First, rural properties for rent have a lower price than those for sale, meaning the initial investment required is lower. The lease of rural land must last, obligatorily, a minimum of five years, unless both parties expressly agree to a longer term, as established by the Rural Lease Law. Any duration shorter than five years is considered null and void.

How many times can this type of lease be renewed?

This type of lease is automatically extended every five years unless the tenant notifies the landlord of their intention to terminate it one year in advance. As long as there is no notification, the renewals continue indefinitely.
